This forty-floor apartment house, with a reinforced concrete structure and a masonry cavity exterior wall system has 291 cantilevered, flat slab, reinforced concrete balconies with railings, and eight slabs capping each line of the balconies. An inspection of the balconies revealed that the reinforced concrete slabs exhibited widespread cracking and spalling of concrete, particularly at the outboard edges and at the railing post penetrations. A repairs program commenced the fall of 2005.
