780 Third Avenue is a 50-story mid-town Manhattan tower consisting of a concrete structure clad in granite and bronze glass. In 2007, Bone/ Levine Architects were asked to conduct Local Law 11 Exterior facade inspections and to review the roof top conditions. The facades, in general were found to be in good condition, but the main roof, parapets, bulkheads, maintenance rigging and guard railings.

The repairs program consisted of installing a high performance roof membrane, refurbishing the railings and maintenance rigging, installing new drains and flashings, and concrete parapet refurbishment. In 2011 a second phase of work commenced at the lower brick clad building annex consisting of relieving angle and facebrick repairs.
